“What’s your commission for locators?”

We get this question a lot. While the quick and easy answer is “1/2 months rent”, there are properties that pay up to 1 full months rent. And we have programs that can cause the commission to be even higher. So given the number of times we’ve responded to this question, we felt it would be better to just create a quick page to put that info rather than type a new email or text each time.

As mentioned, all properties pay at least 1/2 months rent. To all locators. “Escorted” clients or not. There are a few properties where we run specials that are a full months rent comission. Those tend to be larger properties that were we’re looking to stabilize shortly after having taken them over. Or properties we’ve had a while that, quite frankly, just need a bit of a boost in traffic.

In addition to our standard rate commission for locators doing a single lease every so often, we have a program for more active locators who wish to work more closely with us. Locators who can bring at least 2 leases a month, on average, over a quarter. Those locators tend to know our portfolio well, perhaps have generated their own marketing assets (videos for social media for example), and push them out to their clients. They can arrange their own showings without contacting us and overall make the process a lot simpler for us and the client. So while we don’t want to go into details of what those locators are paid, we’ll say that it’s a full month rent commission at ALL properties, and there are bonuses for additional leases done (over 2) each month.

If you’d like to be in that ‘outside locator’ role where it’s 1 month at all properties + bonuses on top, you’d just need to bring 2 leases in the same month. After that you can start in the program. And as long as you’re averaging 2 a month (over a quarter) you can stay in the program. You’ll have access to our systems to see real-time what we have, a master key for showings, etc.

(Note: we use the term “Locators” in this post. Even though some agents prefer the term ‘agent’. Or some Realtors really don’t like it if you don’t call them ‘Realtors’ (with the little circled ‘r’ after it to know they mean business). We’re just using ‘locators’ for simplicity).
