Payment options

We accept a variety of payment options. Here is a list, with some notes:

ACH (Electronic Check): This is the best / recommended way to pay. It’s typically reserved for existing tenants (vs. deposit payments which typically need to be done via certified funds). Payments are made by logging into the tenant portal. If you do not see ACH payments as an option, please reach out to [email protected] or your property manager. Note: if you’ve had a recent online payment reversed, or are late on rent, ACH payments may be temporarily disabled. (fee: $2)

Credit card: Payments using credit card must be made by tenants, using our tenant portal . Note: While this can be a pricey option, we are just passing along our costs (fee: $2.99% + $2)

PayNearMe: Tenants can get a QR code from the tenant portal. With this QR code, you can go into almost any CVS, Walgreens, ACE cash express, Walmart, Kroger, or 7-11 and pay your rent in cash. Your payment will be automatically and instantly applied to your rental ledger. Here are their locations. (fee: $4 paid to the store)

Cashapp: User ID is $FPpayments. Because Cashapp is not integrated with our property management software, please make sure to make your property manager aware of the payment so they can match it against what came in. For residents, we’d strongly suggest using ACH via the tenant portal if possible. It costs less, is easier, and shows up instantly. (fee: $5)


Zelle: User ID is [email protected] (note, if you’re asked to verify any other info, please contact your property manager or email [email protected]).
Because Zelle is not integrated with our property management software, please make sure to make your property manager aware of the payment so they can match it against what came in. For residents, we’d strongly suggest using ACH via the tenant portal if possible. It costs less, is easier, and shows up instantly. (fee: $5)

In addition to all of the above, we also accept Money orders and cashiers checks (must be written to Fat Property. CASH IS NEVER ACCEPTED. If you’re asked by a property manager to pay cash, or asked to leave a money order blank or to put any name other than Fat Property, please email [email protected].

If you’re asked to pay via “Certified funds”, that basically means any of the above payments other than credit card or ACH.
