New property – 4315 Jack Street

We continue to work to a pace of one new property acquired every other month.  Our newest property is at 4315 Jack St.  It’s a 10 unit.  It’s pretty ugly right now (IMO) but it’s in Montrose next to a lot of very nice stuff — including the large Post project being built right up the street on the corner of Jack and Richmond. Our plans are to repaint the exterior, upgrade the units, and do our best to improve the whole end of that block.

This property isn’t far from the triplex we sold at 4204 Jack St.

Just sold – 4204 Jack St.

This triplex located at 4204 Jack St, Houston TX 77006 was purchased about a year ago. When we purchased, it was a boarded up, abandoned empty mess that needed gobs of work.  This was the first major interior remodel we did to an older property. The company owner still has the iron window weights used to help get the windows up and down.

We hate to sell a property, but sometimes we do when it makes economic sense.  The sad reality of the current state of financing will often help shape our movements. In the case of Jack, it was a property we had a lot of equity in — having bought it while boarded up and abandoned.  We turned it around into something we could be proud of.  With nothing left to do to it, it was time to let her go.

The new owner takes on a nice property.  All units have been heavily upgraded.  New appliances, cabinets, refinished flooring.  Central AC was added to those units without. New water heaters were installed, and much much more.

Bye Jack.  We’ll miss you.

New property – 406 Hawthorne

We’re pleased to announce the purchase of our new property, located at 406 Hawthorne, Houston TX 77006.  This cute 5 unit property is located in the wonderful historic “Westmoreland” subdivision of Montrose.  It features off street parking, gated entry, pool and deck area, and onsite laundry.  The property consists of 2 duplexes (side by side) with a large townhome in the back.

New Property – 1901 Richmond

We’re pleased to announce the purchase of our largest Montrose building to date.  1901 Richmond consists of 43 units, mostly studios. The building has a nice center courtyard area, off street parking, and onsite laundry. This deal was able to be done in part due to the fine work with our friends from Enterprise Bank. We at Fat Property thank them for trusting us to take over this property.

204 Marshall St. now in the rental pool

A gorgeous 3 story townhome in the desirable Westmoreland subdivison is now being made available for rent.  A departour from our normal collection of apartment units, this townhome features a small gated yard (rare for the area), a full bed/bath on the lower floor, a second floor with dining room, living room, kitchen, and half bath, and an upstairs with master bedroom / bath, study, and a ‘cut out’ to see down to the second floor.  Multiple balconies.
