From time to time we’d like to start sharing some of the feedback we get on various social media.  This one comes from Danny who lives in one of our Midtown properties:

THANK YOU FAT PROPERTY!!! A few years ago I had a girlfriend that lived in this building. It’s so awesome. Her unit was older but had a quirky charm. She always said they’d have to drag her out of there if a new owner ever bought it and wanted to knock it down.
Ironically I live in one of the “Fat Property” complexes in midtown. It’s also super old (built in the 30s?) building and they’ve done a great job on the units. Ive been here since a few months after they bought it and they not only improved the building considerably but allowed the whole neighborhood to finally get fixed up.

Welcome to the family – Peacock Plaza

We are thrilled to have Peacock Plaza as part of the family.  This 32 unit historic property is located at 1414 Austin St downtown, right by the Toyota Center.  It was built 90 years ago.  In fact, I’m told the people who had it briefly before us purchased it from a lady who had the property for 80 years!

The property is made up of two 16-unit buildings, connected by a cute little courtyard.  We have some big improvements planned that’ll keep the vintage charm while upgrading the units to modern standards.

Our short term plan is to leave the units in 1 of the two buildings relatively untouched (with the exception of modernizing the HVAC unit with highly efficient ductless mini splits).  This will allow us to keep them affordable for the area.  The units in the other buiding are getting head to toe upgrades — all new kitchen cabinets, appliances, flooring, bath, etc. Too much to type here but we’ll put them up against any new (soulless) class A construction any day.

Fat Property partners with PayNearMe to allow cash payments at 100’s of locations throughout Houston.

To make it easier for our residents to pay rent, we’ve partnered with PayNearMe.  This will allow our tenants to pay your rent in cash at any of several stores that work with PayNearMe (Primarily supporting ACE Cash Express and CVS locations – though there is a map of locations that is constantly being updated).  Of course, we’ll still offer the option to pay online at our site via electronic check (preferred method) or credit card as well.

This week, our residents should receive an email or text from PayNearMe with instructions on how to make a cash rent payment at their nearest available location.  If you’re a resident who would like to use this service, and have not gotten a text or email with instructions, please contact your property manager or email [email protected]

Interesting article on Houston Chronicle about our Winbern property

We love our little Winbern property.  Sadly, it’s in a bad shape.  And we face a bit of a chicken and egg problem. We hesitate to spend the effort to get it ready for a renter when we’re not sure if there is a demand for it.  Yet a renter won’t want it in it’s current shape.

Our solution has been to offer anyone that’s been interested a large budget to fix it up in any way that they see fit based on how they’d like to use the building.  Though that hasn’t yet worked as most people looking for a space want something that’s turn key read to go.  So it just sits there as the little-building-that-could until a loving user comes and wants it 🙂

A while ago (we forgot and never shared), Houston Cronicle ran a story about it in a series about intersting properties in our city.  Check it out.

 

Merry Christmas – Holiday hours

Welcome to the family: Riverbrook!

Our newest property is Riverbrook Apartments.  This 208 unit portfolio of properties is made up of 1-2 bed traditional apartments at 9425 Scott Street.  Behind Scott Street, on Heno, are a few smaller buildings that also contain some 1-2 bed units.

Then, on three different streets behind Heno (Rockingham St, Dawson Ln, and Grassmere St) are about 75 duplexes.  The duplexes are 2 or 3 bed, 1 bath units.  In addition to those duplex units, some of the duplexes were combined into “super units” that are 4 or 6 bed, 2 bath units.

1,000+ units, and Happy 10th Birthday Fat Property!

TWO FOR ONE POST!

We were going to wait on posting something about our 10th birthday (which depending on what you use for a ‘start date’ was 07/16/2007) because we wanted to combine our 10th birthday post with a bigger mile stone:  1,000+ units.  We were hoping they’d happen right about the same time but 1,000 units came a few months late.

From our humble beginning with an 8 unit property in Montrose back in 2007, we’ve grown to over 1,000 units.  We’re all very proud of this accomplishment and want to thank all the current and former staff (and residents) that made it happen.  As well as all of our friends and partners who helped us along the way.

So – cheers to 1,000 units and we’ll see you at 2,000!

PS:  we really wanted to do a highlight of some of the more entertaining before/after during this journey, and some of the more hilarious and hard-to-believe stories.  But ironically, we’re slammed with these new properties (we haven’t even posted about the property that pushed us over the 1,000 number) so it’ll have to wait 🙂
